If you have a home that you want to sell then there are a few things that you must get right if you want to have any chance at getting the top dollar for your property. This is not something that you should take lightly, nor is it something that you should ignore. Too often sellers think that there is something special about their home that will set it apart from the rest and make it sell like magic, but that simply is not the case.
To a buyer your house is not special. It is just another property on the block.
So what is that the home seller needs to be doing in order to make sure that their home has the best chance of selling quickly? The first thing is to make sure that it is well maintained. There are something, although they are minor, that really turns buyers off. Selling a house is all about creating a warm and fuzzy feeling in the stomach of your potential buyers. You want them to think “Yeah, I could live here.”
To do that one of the first things that must happen is that you let in as much natural light as humanly possible. This means that you need to make sure that every curtain in the house is wide open and not being blocked by any obstructions. Natural light is by far the best type of lighting source and it creates the most positive impact. Many times I go into houses for sale and see that they look like dungeons due to the lack of light. This of course is a huge turn off to buyers.
Sticking with the theme of light the next thing that you need to do is to make sure that every light bulb in the house has been changed and is working. Typically you want to turn on every light that you possibly can. More light is almost always a good thing. That is unless we are talking about florescent lights. If you have any florescent lights then you should really consider changing them to something less harsh. People generally hate the idea of having florescents in their home and some people actually get migraines from them.
Once you have the lighting figured out then it is time to get rid of the clutter and do some very simple staging. Staging your home is the best way to show buyers what could be done with the house. This is especially important if there are rooms or places in the house that kind of feel awkward. You do not want buyers to be scratching their head because they cannot figure something out.
If you follow these simple tips then you will be dramatically setting yourself up for the best possible chance to sell your house fast. Home selling is a proactive event that you need to work at in order to get the best price possible. Do not just assume that buyers will fall into your lap.
